A day in the life of Hugh Hardy.
A local resident his entire life, this convenient positioning close to his clients, as well as his children’s schools and extra-curricular activities allows Hugh to be well-organised and achieve a healthy work/life balance.
Rising early, he likes to take the time to properly prepare for the day. Some days he will start off with exercise, while other mornings can be dedicated to focusing on his two daughters before they head off to school.
Hugh begins his work day by calling clients to discuss current market conditions and answer any questions they may have.
After attending internal sales and strategy meetings, his focus returns to making further calls. Touching base with buyers, he seeks their feedback on homes they have inspected with an aim to understand their property requirements.
A Toorak and South Yarra premium property specialist, Hugh is very hands-on with all aspects of the marketing process. Every day he reviews the progress of each campaign, refining any strategies to ensure success.
His preparedness and attention to detail comes to the fore with each individual property. In consultation with his clients, he isolates and highlights the home’s important nuances and unique features to deliver a compelling sales campaign.
Always at the cutting-edge of emerging technologies and social media, Hugh is always researching and considering how these innovations can be applied to real estate.
Although a large part of Hugh’s business comes from a loyal following of referrals and repeat clients, he enjoys setting aside time every day to meet new, prospective clients.
On some days, to balance out any evening client meetings and to foster positive family relationships, he spends quality time with his two daughters straight after school.
A long-standing Kooyong Tennis Club member, he plays regularly, seeing it as a great outlet for exercise. His interests in golf, surfing and bike riding combine perfectly with his lifestyle property at Flinders. Passionate about the arts, Hugh can be found absorbed in the broad range of galleries and music found on offer throughout Melbourne.

It is with great pleasure to announce Abercromby’s partnership with SecondBite – food for people in need.

The Residential real estate market has shown no sign of waning from the solid results it has produced this year despite being fully tested with a high number of listings.
Suggestions of a boom market remain premature with auction clearance rates well below those recorded at the peak of the market in 2010.
Despite the overall evenness of the market, the strongest prices growth is being recorded in the middle to upper end of the market, indicating the strong contribution of buyers trading up or down.
Not all properties offered for sale make it to our website as 71% of our business is by private sale. A selection of our forthcoming campaigns includes the following:
• 62 Park Street, South Yarra
• 5 Turner Street, Malvern East
• 184 Beaconsfield Parade, Middle Park
• 18 Hornsby Street, Malvern
If you are looking to sell or buy, quietly and discreetly contact one of our team on 98645300 to discuss your real estate matters further.
With the sales market in full swing we have seen the rental market also hit its straps, as tenants enter the rental market in unprecedented numbers.
It has been a terrific November so far. We have already leased a number of properties priced from $1200per week through to $3000per week. Our vacancy rate continues to remain lower than average because of our strong relationships with relocation agents and our ability to place clients into executive properties off the market.
We currently have unprecedented demand for quality well located 3-5 bedroom family homes throughout Stonnington & Boroondara and we expect this to continue well into the New Year.
If you are thinking of leasing your property now is the right time to contact Myles Crowhurst on 98645353 or 0433916155 to take advantage of the influx of inquiry prior to the commencement of the new school year.

A property where Hume and Hovell camped on the banks of the Goulburn River in 1824 now features decidedly modern comforts.
365 Upper Goulburn Road, Tallarook
As well as an 1838 homestead, the Tallarook property was famously owned by the late BHP chairman, Essington Lewis, and features stables which are leased to Carlton & United Breweries who house their Clydesdale horses there.
First settled by Joseph Hawdon, an ”overlander” from New South Wales, it is also where explorers Hume and Hovell camped at Christmas 1824.
Owner Peter Gillooly bought it in the early 1990s and extensively renovating the six-bedroom homestead about the year 2000 under the guidance of Stuart Rattle.
”There’s a lot of us in there,” says the ex-Tattersalls chief executive, who, along with wife Sandra, lives in East Melbourne, but has owned a farm in the area since 1984. The homestead, at 365 Upper Goulburn Road, comes with a horizon swimming pool and tennis court and mature gardens.
The 162-hectare property, plus about 16 hectares lease, has three kilometres of Goulburn River frontage, a 4.9-hectare vineyard, three cottages and machinery sheds.
An expressions of interest campaign closes on November 25 at 5pm. Jock Langley, of Abercromby’s, says the most recent sale of unimproved land with Goulburn River frontage was $5065 a hectare. ”This will sell for considerably more given the fantastic improvements,” he said.
State heritage-listed Mount Macedon property “Alton” is on the market.
Built in the late 1800s, it has been owned by Eduard Eshuys, executive chairman at Drummond Gold, and his wife, Marjorie, for about 17 years. The nine-bedroom residence, on 10.5 hectares at 239 Alton Road, has four hectares of gardens, a tennis court and two cottages. Jock Langley, of Abercromby’s, says comparable properties sell for about $380,000 an acre. Expressions of interest campaign closes on November 26 at noon.
