finding the right renter

The right renter selection is absolutely critical. We thoroughly screen each applicant using stringent rental, business and personal checks. We’ll never place an applicant into your property without your permission.

Routine inspections

Our management team inspects your property twice a year. The first inspection at 3 months and then every 6 months thereafter. Each report includes photos and details the condition of each apartment.

Maintenance

We undertake regular maintenance reporting and attend to maintenance requests from renters in accordance with your instructions and the provisions of the Residential Tenancies Act. We have a list of well-respected tradespeople and are happy to use your preferred tradespeople as long as they have the relevant qualifications. We ensure works and maintenance are completed to the highest of standards.

Payment of rent and accounting

Your dedicated property manager will arrange the effective collection of rent. Our own trust accountant will process all transactions for your account. We will provide you with a monthly statement detailing income and expenditure, including all original accounts, as well as an end of financial year report summarising all income and expenditure.

 

End of tenancy

Your renter must provide 28 days written notice of their intention to vacate at the end of their lease or during a periodic tenancy. We will advise you in writing if the renter intends to vacate the property and discuss the suggested future rental.

 

Final inspections

When a renter vacates your property, our team conduct a thorough final inspection and follow up with the renter about any outstanding issues to ensure the property is ready and clean for re-leasing. Once the final inspection has taken place, we’ll arrange the finalisation of the security deposit.
