La Nina continues to smear Melbourne’s spring skies with cloud and keep her dog walkers wrapped in puffer vests.

But despite the unseasonal weather investors are out and about at inspections and auctions with a spring in their step, even if there’s no spring in the air. Buyers have been made active by the current limited supply the market is experiencing. Smart investors have always recognized scarcity as an opportunity for investment, despite whatever other factors might be at play in a market.

 

In particular, quality properties are selling fast, often before auction, with buyers meeting vendors’ expectations to ensure they get the house. Inner Melbourne, the suburbs to which the aspiring aspire, the suburbs in which the movers and shakers move and shake, is nowhere near as impacted by interest rate rises as those suburbs where purchasers had budgeted for eternally free money and found the truth is that money can’t be free for too long or nobody would bother lending it.
