In the rental market vacancy rates remain at all time lows, and as a result rents continue their upward trend. This is making it difficult for renters, but many landlords have interest rate pressures to which they must respond. As well, the recently introduced property compliance laws have added costs to every landlord’s business model. And Dan Andrews’ new expansion of the Land Tax net has encumbered investors with further stress. Fewer investors entering the market mean a shortage of properties and rising rents. It’s simple, Dan: making it harder for investors makes it harder for tenants.

Hopefully the build-to-rent trend will soon see properties emerging onto the market and that will alleviate the rental property shortage.
