Residential Tenancy Lease:
Your Tenancy agreement is a legal contract between a tenant & a landloard. It outlines your rights & obligations in relation to your Tenancy. Once your initial lease term expires, your Tenancy will automatically exist on a periodic basis unless otherwise advised. If you wish to renew the lease, for a further fixed term, please contact your Property Manager.

Condition Report:
This document is as important as a Lease Agreement. It outlines the condition of the property at the commencement of your Tenancy. The condition report is then used as a reference at the end of your Tenancy and is the basis on which your bond is refunded. Please ensure you check the Condition Report thoroughly upon moving in, and return the signed copy to our office within 3 working days.

Gas, Electricity & Telephone Connection:
You will need to make your own arrangements to have these services connected.
Should you like assistance with connection, please ensure that you complete the application form at the relevant section to advise 'ConnectNow' to contact you. 'ConnectNow' is a simple and convenient time saving service assisting with your telephone, electricity & gas and water connections.

Keys:
At the commencement of your Tenancy, you will be given one set of keys to the premises. Extra sets of keys that you may require are to be cut at the tenants expense. As an added measure of security, Abercromby's Real Estate recommends that new tenants change the locks to all external doors. The cost associated with this is at the Tenants expense. Please be aware that should you change any lock to your rental premise, you are required under the Residential Tenancies Act '97 to provide our office with a complete set of keys for any new locks, likewise, any change to Security Alarm Codes should be advised to this office.

Rent:
Rent payments are to be made in advance as set out under the Tenancy agreement. Calendar monthly rent is calculated as follows: Weekly rent $ x 52 (weeks in year) รท 12 (months in year) = Calendar Monthly Rental. If at anytime you are unable to make a payment on or before the due date, please make immediate contact with your Property Manager.

In conjunction with Macquarie Bank we are able to offer a convenient way of paying your rent. It is simple to use, safe, secure and requires minimum of time. You can pay your rent from the comfort of your home using either the telephone or the internet.

Simply go online to register, (ensure you have your DEFT reference number which will be given to you prior to the commencement of your lease) nominate your own six digit (number) security code, and depending on which way you decide to pay, complete your bank details. Please note your details are secure with Macquarie Bank.

Registration online is effective immediately therefore you are already to pay your rent the easy way; using the phone or the web. Once registered simply call 1300 30 10 90 or visit www.deft.com.au to make your payment.

If making rental payments by mail, a receipt will only be mailed out if a receipt is requested and a self-addressed stamped envelope is provided.

Periodic Inspections:
During the course of your Tenancy, the premises will be inspected periodically by your property manager at Abercromby's Real Estate Pty Ltd, after the required notice has been given.

Three (3) months after you move into the premises, an inspection will be carried out. Our office will contact you in advanced to make arrangements for a mutually convenient time. Thereafter, provided that everything is in order, further inspections will be carried out at six (6) monthly intervals.

Vacating:
Your Residential Tenancy Agreement is a legally binding contract, providing protection for both you and the landlord. You can terminate the Residential Tenancy Agreement in the following ways:

If you intend to vacate at the end of you Residential Tenancy Agreement you are required to give twenty-eight (28) days WRITTEN notice to the expiry of the fixed term of your agreement. Please note that at least three (3) additional business days notice must be given when mailing your written advice of intention to vacate. Please refer to our 'Online Tenancy Vacating Request' form.

If you intend to vacate at the end of you Residential Tenancy Agreement you are required to give twenty-eight (28) days WRITTEN notice to the expiry of the fixed term of your agreement. Please note that at least three (3) additional business days notice must be given when mailing your written advice of intention to vacate.
